We have been keeping a close eye on an important issue that has been the center of a lot of conversations in DC’s real estate community. That issue of course is the pop-up regulations for the R-4 Zone. In early June, the DC Zoning Commission adopted the regulations by a 3-2 vote, and were recently published in the DC Register, becoming effective immediately.

The Washington Business Journal and Urban Turf gave their takes on the regulations, but here’s what you need to know about the effective dates of regulations in brief:

  • Permit applications that remain in the pipeline, unless submitted before July 17, 2014, will be reviewed under the new rules regardless of development stage.
  • Any building permits issued prior to June 26 were reviewed under, and adhere to, the previous rules.
